Pre-Construction Services

Design Review – Work with the client and design team providing recommendations on construction details, alternate material selections, construction feasibility, logistics and phasing, bid procurement strategy, critical schedule components, and permit and approval requirements. We perform a formal review of all documents for completeness, and coordinate among the design disciplines to eliminate unnecessary contract change orders.

Budget Development – Produce a base line project estimate, and update it at the necessary design stages to ensure that the design can be purchased within the established budget.

Schedules – Establish a project schedule and update it on a regular basis, identifying and scheduling all stages of the work involved from design through construction and closeout.

Site Logistics – Develop a formal site logistics plan including the location of site protection, fencing, hoists, traffic routes, and construction staging and phasing.

Construction Management Services

Bid Process Management – Develop the advertisement, competitively bid the trade work, research & thoroughly review all low bidders, and following consultation and approval by the owner, award all contracts.

Contract Administration – Handle all aspects of contract administration including trade contract execution, insurance compliance, cost management, processing of shop drawings and requests for information. As important, we perform factual and credible review and approval of all requisitions and change order requests.

Project Supervision – Provide a field-based project superintendent, whose is the primary individual responsible for orchestrating and implementing the daily project tasks, coordinating manpower and deliveries, and ensuring the project is constructed safely and of exceptional quality. As the “face” of the project the superintendent acts as a liaison with the community, performing the work in a professional and “neighborly” manner. Depending on the size and scope of the project a full time Project Manager and additional Superintendents can be placed on site.

Reporting – Issue on a monthly basis a complete overall project status report including anticipated cost, schedules, and issues requiring attention.

Quality – Insure that all controlled inspections are current with the work being performed. Review that the project is being built in a manner consistent with established quality standards.

Project Turnover – Insure that the temporary, and final certificates of occupancy are obtained in a timely fashion. Organize the submission of as-built documents, warranties, and the necessary training required for the new mechanical systems.

General Construction (Lump Sum) Services

New Construction – Low rise to mid rise, new construction or new addition we will work with the architect and Designer and handle all aspects of construction for your project.

Renovation - Exterior and interior renovation services

Design/build (turnkey services)
